Pre Purchase Inspection and Report
A comprehensive inspection is carried out, followed by a detailed written report covering both the internal and external condition of the property, with photographs for clarification of issues that raise concern. The full report is communicated by email to the client as soon as possible after the visit to the property and can therefore be a very useful aid during price negotiations.
The report covers the following areas:
• evidence of structural settlement / movement
• rising and penetrating damp
• timber defects
• rainwater fittings
• doors and windows
• walls, roof, floors and ceilings
• electrical installation
• heating, water supply, plumbing and drainage

Advice on Diagnostic Reports
The vendor is under an obligation to provide a series of diagnostic checks on asbestos, lead, termites, gas, electricity, drainage and environmental risks. However, the vendor may not be obliged to act on the findings of these reports and this can be worrying when you are buying a property. The diagnostics are complex and being in French they can be misinterpreted. As part of the Pre-Purchase Survey and Report Gordon will review all the Diagnostic checks on the property and give advice and assistance in how to deal with any anomalies that are highlighted in the reports.
